Tenant Selection & Qualification


Our selection process adheres to the Texas Property Code Section 92.3515 and the Fair Credit Reporting Act, 15 U.S.C.A., Section 1681, Chapter 41. Thus, the following tenant selection criteria are listed below for you. These are the guideline provided by the law by which the Landlord will decide the property to an applicant: 

  • We will request a personal credit report for all lease applicants. We will review it and use some of this information to determine your ability to pay the rent and qualifications. 
  • We will obtain a criminal history check on all applicants over 18 years old. Thus, the selection process will depend on criminal records. 
  • Property manager will perform rental history verification for at least two years. This is done with the information you provide on your lease application and will be used as a factor in the decision process. 
  • Your income will be verified for the last two years. These will be done by requesting a verification of employment. In the case of self-employed applicant we may request Tax Returns and bank statements. Your total income need to be adequate for the property you are applying for. 
  • Here are other factors that may affect the consideration of your application:
  • Make sure all income is sufficient to meet the minimum income requirements. 
  • Criminal charges and conviction for illegal drugs or other type of felony. 
  • Providing false misleading information on the Lease Application or omitting relevant informatio0n from the application. 
  • Extensive credit problems such as bankruptcy which has not been discharged, collections, late rental payments, collections of utility bills. 
  • Recent eviction for non-payment of rents. 
  • Applicants that are registered or unregistered sex offender.
  • A history of illegal use of a drug that will affect the health and safety of the community. 
  • History of damage to previous rental property. 
  • History of domestic violence.
